The most common commercial call we get downtown is a tenant fit-out. The electrical needs of the new tenant are almost never the same as the last one.

A fit-out can mean new circuits for kitchen equipment, dedicated lines for point-of-sale and computers, added outlets, new lighting layouts, and sometimes a bump in the electrical service to carry it all. The tricky part downtown is that you’re working inside an existing older building, often with the previous tenant’s leftover wiring and a lease clock ticking. Three-phase delivers power more efficiently to heavy equipment, which is why you find it in buildings with commercial kitchens, HVAC rooftop units, machinery, and larger motor loads.

If your business runs equipment that calls for three-phase, the space has to actually have it, and not every downtown building does. When a tenant wants to install equipment the building wasn’t wired for, that becomes part of the conversation early, because bringing three-phase into a space that doesn’t have it, or upgrading the service to support new loads, is a real project with utility coordination behind it. This is the same idea as a residential upgrade, but scaled up, often with three-phase equipment, more circuits, and coordination with the building owner and the utility.
